A SENSATIONAL "MMI" Weekend!

Just want to say that I had an amazing time this weekend at the "Millionaire Mind Intensive" seminar held by Success Resources at the EXPO. The energy level was fantastic!

T Harv Eker is truly a fabulous guy & I will not hesitate to recommend anyone to go for his courses although I've not attended any myself :)

It has been a very enriching weekend for me - though it was a very tiring one too - but there're no regrets attending this seminar. Will definitely attend it in it's entirety the next round.

I shall now be called T Kim Loke. AHO!

1st public housing project along Punggol Waterway to have eco—friendly features - Yahoo! Singapore News:

"SINGAPORE: Singapore’s first public housing project along the Punggol Waterway will have eco—friendly features and resort—like designs. The 1,200—unit waterfront project will be launched in the middle of next year. The firm behind the winning design is a partnership between international architectural firm Group8asia and local design company Aedas. They stole the crown with a distinctive sky terrace concept which creates public spaces along the waterway. More than 100 design firms from Europe and Asia took part in the Punggol Waterfront Housing Design Competition. They had to submit plans that matched the housing board’s theme of 'Green Living by the Waters'. HDB said the waterfront flats will be kept affordable.

National Development Minister Mah Bow Tan, said: 'New HDB estates look like private condominiums, but don’t cost as much as private condominiums. New innovative construction methods like pre—fabrication reduces cost and construction time. And that’s one of the reasons’ why we are able to keep the cost of construction down.' — CNA/vm"

I took my driving test at this place 32 yrs ago. I remember I got permission from my vice-principal for time-off to take the driving test, so I went there in my school uniform. After the test, I went straight back for classes. Fantastic, ya? Haha..

Was at Orchard Rd yesterday & chanced upon this new super-long super-high escalator! Gosh.. Don't think I'd dare on step on it & even if I ever do, think I'll be too afraid to move & look around :)

This is the new Orchard Central. It also has several high escalators inside the building.

A Real Estate Agent's Prayer ... *chuckles*

Dear Lord

I ask for patience with bankers who think buyers aren't qualified,
with buyers who think houses are overpriced,
with sellers who think their homes are underpriced,
and with appraisers who seem to want to ruin every sale I make.

Grant me the favour from landlords who want "perfect tenants",
from tenants who seek "perfect homes" with low budget,
and from agents who always refuse to co-broke.

Help me to understand why my CEO, supervisor and coordinator feel they need a percentage of every deal I make. And, Lord, would you help me convince IRAS that I'm not their sole support?

Give me the wisdom to know which car is good enough for my clients, yet not so good that they will think I make too much money.

And if I attain a million dollars in sales, please help my clients understand that I don't have the million in my pocket.

Fellow Agents

Actually I must really count myself blessed because, ever since I started as a realty agent, my encounters with most of the agents have been pleasant. Most of whom I've met are courteous and professional, helpful and friendly.

However, I've heard some horror stories from my agent friends and some of their experiences can be quite horrendous. This, in my opinion, is mainly caused by black-sheep agents :)

First group of black-sheep - the rude agents. Some simply have no sense of manners, be it over the phone or when you meet them in person. Honestly I feel it's because they do not enjoy what they are doing. They're probably in it just for the money so they have no respect for others whatsoever!

That brings us to the second group - the unethical agents. I think you know what I mean :)

Then we have the unprofessional ones. By this I'm merely referring to those who conduct business without proper training and product knowledge. They provide wrong information to their clients and make blunders without realizing that sometimes it can be very costly mistakes, especially to their clients.

Nonetheless, I still believe that majority of fellow-agents who have decided to join this industry are responsible and professional agents. There! I've given my 2-cents worth :)

Do not let our surroundings determine how we "invest" our lives in the Lord. He wants us to make a difference for His kingdom.

My 2nd nasty property agent encounter

I definitely want to post this on my blog.

Some time in February this year, I met this agent who taught me the real definition of a "secret agent" :)

We closed a deal together for a condo rental, he representing the landlord while I represented the tenant. When the tenancy agreement was signed, usually, as agents, we stand in as witnesses. He offered to get the TA stamped so I just left the documents with him. When the documents were returned to us, to my surprise, he just signed his name without putting in his IC number! When I asked him for his IC number to be filled in, he flatly said "NO". He said that it's not necessary & since TA was already stamped, there's no issue. He added that he is very well-known in IEA. Just mention his name & everyone there knows him, so it's not important for him to put his IC number in the agreement !(??) Sigh!! I was totally appalled.

He continued by telling my client that he's ignoring my request as he had intentionally omitted his IC number from the agreement! I commented that he's being very unprofessional but he insisted that I can say what I want but he will definitely not do anything otherwise. Cor blime...

I had wanted to write to IEA to enquire if such is an acceptable & permissible practice from their associate members but my boss advised me against it. He told me to leave that agent alone. Well, I eventually took my boss's advice but I did a check on this agent's company & his standing with IEA anyways. Hehe...

Objective of this blog

This is a space for me to share my feelings, experiences & encounters as a real estate agent, be it happy or sad moments, rewarding or frustrating experiences, good or bad encounters. I realized that my career as an agent is really a very challenging one. And surprisingly I'm enjoying every moment of it :)
